Basically a Meal manufacturer. a person or company that makes goods for sale.

I’ve been working as a broker trying to find a home for Jeff’s Catering company.

 

I think locating in the Commerce park is a good idea..

 

This would be a perfect use.

 

This could be the start of helping the home team. So many resent the “Giants” in the park and this can be the new trend to helping a local get a foot hold on the ever changing work of food service. No one would be better to provide meals and catered events to the existing tenants in the park today.

 

Deeding him the land with the guarantee to build his business here is enough to pass the smell test as far as economic development goes. Many resent the land your organization has title to “NOT” paying real estate taxes. Arm’s length for government to purchase land and take it off the tax roll to build the tax base is the same insanity government should not be in the development business. That math is going to catch up when the county raises the mill levy.

Going back to basics of “shovel ready land” is why you give Jeff the land.

 

Having the land on the tax rolls meets the litmus test alone.

 

Real estate taxes will go up due to a new building and sales will increase with a larger kitchen and efficiencies with a new line to manufacture more meals faster.

 

AS a lobbyist this is an easy sell, Goliath has gotten all the money and day David gets his shot.

In the real world all the land you have title to would be paying taxes…….also in the real world performance creates the payday – What would be fair today is if based on the acquisition price the actual real estate taxes should be paid annually out of the $0.50 sales tax.

 

If the mill levy is going up anyway the best way to grow the tax base is sunset certain programs.

We as a community are going to need to rethink economic development. Retail development needs to be added to the list along with local business.
